I bought my first home by house hacking a three-family: I lived in one unit and rented out the others. That one decision changed everything for my family. I share it because a lot of people think they need 20% down to buy a multifamily. Most of the time, you don't.
If you'll live in the property, there are state, city, and federal programs that can lower your down payment, help with closing costs, and in many cases work for a 2–4 family home. Below is a plain-English rundown of the programs I see most often in Rhode Island and Southeastern Massachusetts. Use it as a starting point, then let's talk about which one fits you.
One thing first: almost every program below asks you to take a homebuyer education class. If you're buying a 2–4 family, you'll usually need a landlord class too. Take them early. Certificates are generally good for about two years.
City funds are limited and can run out, so always check that a program is currently open.
Every buyer's situation is different: your income, where you live now, where you want to buy, how many units, and whether you've owned before all change the answer. Many of these programs can also be stacked (for example, a state first mortgage plus city assistance).
